Sky Office, A-class office building located in Warsaw has been sold by Hines to private Polish investor. Avison Young investment team represented the seller throughout the transaction process as the exclusive sales advisor.

Sky Office Center is located at 31 Rzymowskiego Street in Mokotów Business District of Warsaw. The property enjoys strong connectivity to the city’s extensive public transportation system and multiple strategic roads, ensuring effortless access to the city center and various other areas throughout the capital city. Nearby there is also the S79 expressway and A2 motorway.

This office building has ca. 4,800 sqm GLA and at the moment of sale was multi-tenanted with strong covenant occupiers representing international and domestic businesses within a variety of business sectors, such as New Balance, PKO Bank Polski, Fabet, Totalizator Sportowy. Sky Office Center is a class-A, boutique modern six-floor office building with Breeam In-Use Excellent certification.

– This transaction is yet another example that Polish investors are strongly investing in office assets this year. They are growing confident and perceive investment opportunities also in well-performing office properties. Over the past two years, domestic capital has also become significantly more active in the commercial property market, which is evident not only in the number of transactions but also in the volume deployed. It’s worth noting, that the largest transaction in office sector in H1 2026 was the acquisition by Polish capital – comments Artur Czuba, Director, Investment Department at Avison Young.

The transaction was facilitated by two law firms – Pinsent Masons on the sell-side and DLP Duch / Lisicki & Partners on the buy-side.
